We surface localities where the 2BHK median is within your budget AND we have growth data — sorted by 5-year (or 3-year/1-year fallback) appreciation. Honest about which localities we cover and which we don't.
How the borrowing power figure works: Single-applicant rough cut at 40% FOIR (Fixed Obligation to Income Ratio — max EMI = 40% of gross monthly income). 8.75% p.a. indicative rate (mid-2026 RBI repo + bank spread for CIBIL 750+ salaried). 20-year tenure. LVR capped at 80% per RBI norms — for loans above ₹75L the cap drops to 75%.
What this DOESN'T include: Stamp duty (5-8% varies by state), registration (~1%), processing fee (~0.5-1%), GST on under-construction property, society transfer charges, etc. Budget another 7-9% on top of the headline property price. Real serviceability depends on CIBIL, employer category and existing EMIs — talk to a bank or DSA before making an offer.
Data coverage honesty: India per-locality sale-price data is fragmented per state and largely paywalled or captcha-walled, so we publish 2BHK median estimates only where we have a reliable source.
