Are property prices falling in Downtown Dubai?

Resale prices fell 14.3% over the last 90 days versus the 90 before, measured on median AED per square metre of real DLD resale transactions (27 sales then, 24 now). Off-plan launches are excluded — developer pricing would move the median without any existing home re-pricing.

Where does this data come from?

Dubai Land Department transaction records and Ejari rent contracts — Dubai's official open data. Rents are new residential contracts only (renewals are rent-cap suppressed below market). Sales are built dwellings only (land plots and whole-building sales have a different price-per-sqm basis). Nothing here is an estimate.
