Method

Median sale AED/sqm over the last 90 days vs the 90 days before, per community, from REAL DLD transactions (built dwellings only; land plots and whole-building sales excluded). Communities with fewer than 5 sales in EITHER window are omitted — a price move computed off a handful of sales is noise. These are TRANSACTED prices, not listing asking-prices. Resale (secondary) transactions only: 74% of Dubai's sales are off-plan, and developer launch pricing swings a median without any existing home re-pricing.

These are sold prices from Dubai Land Department — real transactions, which is the only property data Dubai publishes openly. We do not hold listings or asking prices, and nothing on this page is one.

Which Dubai communities are seeing price drops?

The table on this page is the answer: 43 communities where the median resale price per square metre fell over the last 90 days compared with the 90 days before. Every row shows what it fell from, what it fell to, and how many real transactions stand behind each window.

Are these asking prices or sold prices?

Sold prices. Every figure here comes from completed Dubai Land Department transactions — the price recorded when a property actually changed hands. Listing asking-prices, which is what property portals show, can be cut without a single sale happening; they are not the same thing and we do not use them.

Why is off-plan excluded?

Because roughly three quarters of Dubai's transactions are off-plan, and off-plan pricing is the developer's launch pricing, not the market re-pricing an existing home. A single tower launching or completing would swing a community's median and read as a 'price drop' when no owned property changed hands at a lower price. Resale (secondary) transactions are the honest answer to 'are prices falling here?'.

Why do some communities never appear here?

Because a community only appears if it had enough real resale transactions in BOTH comparison windows. Where the sample is too thin, we omit the community rather than publish a percentage computed off a handful of sales — a price move measured on two transactions is noise, and publishing it would be worse than publishing nothing.
