Why some communities have no yield

A gross yield needs both sides: real registered Ejari rent contracts AND real Dubai Land Department dwelling sales, in the same community, over the same window. Plenty of Dubai communities have one and not the other — a lot of registered rents but almost no recorded resales, or a run of sales in a tower nobody has registered a lease in yet. We publish the side we hold and leave the yield blank. The alternative is to estimate the missing half, and an estimate dressed as a measurement is the one thing this tool will not do.
